How we work.
No matter how small or how large your project is, NinetyOne Architects can guide you through the design process, taking care of everything so you don’t have to. We understand this may be the first time you are taking on a project, so we aim to make the entire process as simple as possible for you… and if you’re a seasoned pro, we are sure you will love our simple approach.
Project types.
We work on four main project types.

Redesigning your current space, looking at ways to unlock potential in the existing floor plan and modernising the space you have.

Giving you much needed extra space by adding on to the existing floor plan, either by a single storey extension, two storey extension or attic conversion.

A totally bespoke design for your new build home, starting with a building plot and taking you through the journey to bring your dream home to life.

We cover a range of commercial projects, from retail design and refurbishment to office redesigns and interior fit-outs, as well as entirely new build units. We also work within the education and healthcare sectors, including children's nurseries and care homes - whatever the project, we have you covered.
Project stages.
We have five main stages in our design process.

All projects will start with an initial site visit so we can get to know the space (and you, of course!), followed by a measured survey to allow us to get to work on the drawings.

The fun part. We will put together some initial proposals, based on your brief, in order to begin discussions and develop the design until you are completely happy with the final product.

Not every project requires planning, for example most interior alterations and certain extensions, but we can let you know this once we know a bit more about your individual project. If you do need planning permission, don’t worry, we will handle everything on your behalf. We will compile the drawings, prepare and submit the application and handle all correspondence with the Council right up until a decision is issued. If your building is listed, you may also need Listed Building Consent, which also happens at this stage too.

Most, but not all, projects will require a building warrant. Some minor interior alterations may not require one, but we can let you know at the time. This stage is where we take the proposed drawings and transform them into a set of technical drawings and specifications that demonstrate compliance with the relevant technical standards. At this stage, you may also need a Structural Engineer, but we will get quotes for you and handle all correspondence with them directly so you don’t have to. Once the drawings are ready, we will prepare the application and handle all correspondence with the Council right up until a decision is issued.

This is an extra stage added in for more complex projects, offering additional peace of mind during the build by having us keep an eye on things for you. For smaller or simpler projects, this stage may not be required provided the job is under the supervision of an experienced Contractor. We will advise you on an individual basis whether we think this stage could be right for you or not.
Our fees.
Each and every project is different, and as such we tailor each fee to suit the needs of the project and what you need from us, as Architects, to deliver this project. After a quick initial chat to discuss your project idea, we can provide you with a detailed fixed fee proposal for each stage of the project and outline any other costs you can expect along the way too.
